01Is this brokerage?
No. 4Bigha is an advisory platform. You pay a clear, one-time advisory fee for expertise, introductions and transaction support — never a brokerage cut on the deal. Joint Venture mandates are the one exception: a retainer now, plus a success fee only if the deal closes.
02What do the plans cost?
Hospitality, Retail and F&B advisory run ₹45,000 (Beginner), ₹75,000 (Premium) and ₹1,00,000 (Exclusive) per engagement, plus 18% GST.

Joint Venture runs ₹49,000 (Explore), ₹99,000 (Structure) and ₹1,50,000 (Mandate) as a retainer with a success fee on close, on a sliding scale from 4.0% down to 1.5%.
03What is actually different between the plans?
Beginner covers the advisory report, asset assessment and up to 3 meetings. Premium adds positioning and strategy, 6 meetings, the live work tracker and the expert network. Exclusive adds dedicated representation, commercial negotiations, LOI, MOU and term-sheet support, and the brand pipeline.

04Which sectors do you cover?
Four tracks — Hospitality (hotels, resorts, boutique and heritage), Retail & Mall, Food & Beverage, and Joint Venture for land, developers and investors.
05What happens right after I pay?
Your private dashboard opens immediately, with your plan’s service checklist already generated and an advisor assigned. The phase bar moves as work completes, so you can see progress without asking for it, and you are notified the moment each report or document is released.
06Can I upgrade later?
Yes — at any time from inside your dashboard, and you pay only the difference. Nothing already delivered is repeated or recharged.
07How do I pay, and is it secure?
Payment is taken online through PayU. 4Bigha never sees or stores your card details, and your engagement opens only once the payment is verified.
08What if I’d rather talk first?
Send an enquiry without choosing a plan. The team reads your brief and comes back with the engagement that fits — our recommendation, not the most expensive tier.
09What about Joint Ventures and Businesses for Sale?
Those are exclusive 4Bigha mandates and cost nothing to access. Create a free account and you can browse every live opportunity and raise an enquiry from your dashboard — no plan, no brokerage.
All advisory fees are exclusive of 18% GST. Engagements run for 12 months. The JV success-fee scale shown is illustrative and is confirmed in your engagement letter.
